December 14th, 2025 - Dayton Court Proposes Rule Changes To Drive Out Small Business Landlords

Dayton Municipal Court is considering a rule change to its eviction process. Presumably the underlying impetus for this change purports to be to help tenants, but as always with these efforts it has the opposite effect and the real benefactor is Big Landlord.

November 28th, 2025 - House Bill 553 introduced to harm small independent landlords in Ohio

H.B. No. 533 aims to change Ohio Landlord/Tenant law by altering the notice process for landlords when it comes to non-payment of rent actions. This bill adds a time requirement for initiating an eviction action for non-payment of rent and a penalty if the eviction action is not timely initiated. This will have the effect of penalizing new & independent landlords while having almost no effect on large corporate landlords. Read the full article for more analysis.

November 20th, 2025 - Appellate Court Strikes Down Rental Registration Requirement in Cleveland

Great news for Cleveland landlords. The 8th District Appellate Court struck down the Cleveland Housing Court local rule requiring Cleveland landlords to file proof of current Rental Registration when filing an eviction. Although it doesn't alleviate the need for the Rental Registration in general, it does remove that hurdle for the eviction process. This will be a great help for individuals and small-to-medium sized property management companies who are frequently unaware of the Cleveland compliance rules for landlords when a legal issue arises, and especially for those individuals who don't even consider themselves landlords as they are renting a private property to a friend or family member in need.
